An existing concrete‑and‑masonry warehouse was adapted into a combined workshop and office that retains its industrial character while introducing a green roof and deck, a shipping‑container conference room cantilevered from the former loading dock, a board‑formed concrete entry, and an open conference room with clerestory glazing. A central cantilevered stair uses steel‑plate railings as stringers and glass treads to transmit a new skylight. The structural retrofit establishes clear, robust load paths: roof joists reinforced with double‑channel beams hung from new perimeter beams, additional double‑channel columns to shorten tapered glulam spans, roof ties at heavy wall heads, new interior shear walls, collectors and perimeter footings, and a moment frame inserted at one open bay — detailing prioritized for offsite fabrication and straightforward site assembly.
